From 2006 the Regulatory Reform (Fire Safety
Order) 2005 superseded
most of the previous fire safety legislation. The
emphasis of the Fire Safety Order is now on prevention through fire
risk assessment. The Fire Safety Order applies to almost all premises, buildings,
structures and even open spaces.
The legislation does not normally apply to people’s
private homes or inside individual residential flats.
It does however apply to the common parts of residential
flats and any dwelling that is classified as a House in
Multiple Occupation (HMO).
The order makes it mandatory to undertake a Fire Risk Assessment to
identify hazards with an
aim to reduce the risks from fire.
The Fire safety Order also makes it necessary to create a
Fire Emergency Plan.
Fire
Risk Assessments must be suitable and sufficient and therefore
undertaken by a competent person.
